Use Your VA Loan Benefits To Build Wealth
Having served your country, you have a unique opportunity to use your VA benefits in the Boise real estate market and build your personal wealth.
Your Military Real Estate Agent
Hi! I’m Paige. As a Navy veteran and Real Estate Agent for over ten years, I’ve got a unique view on purchasing a home or investment property with military benefits here in Boise. I’ve helped military families find a house they can make a home and I’ve helped Boise veterans build wealth through the unique opportunity a VA loan offers.
I’ve also navigated the system for my own family, using VA benefits for both the home we live in and a rental property. I’ve been on both sides of the transaction and have the in-depth knowledge and experience to guide you through the process and help you avoid a few common pitfalls.
Whether you’re active duty or a veteran, your VA home loan benefit can be one of your most valuable homeownership benefits.
Zero Down
The loan limit for a standard VA loan is $832,750 with $0 down. This opens up possibilities for the size of home you can afford. For homes over this amount, a jumbo loan can be utilized which may require a down payment.
No Monthly Mortgage Insurance
Other loan options with minimal down payment (like FHA loans) require the buyer to pay a monthly mortgage insurance until they gain enough equity in the home.
Primary Residence
The VA requires that the buyer intend to use the property as their primary residence. This means you could also purchase a duplex, triplex or fourplex with your VA loan as long as you occupy one unit.
Potential Waived Funding Fee
You may be exempt if you receive VA disability compensation for a service connected disability, among other exemptions.
VA Appraisal vs Home Inspection
A VA loan may not be the right loan depending on the condition of the property. Appraisers must sign off on minimum property requirements like roof condition, peeling paint, and structural/safety concerns.
Real estate can be one way to build long-term wealth, generate rental income and diversify your investments. With our help, understanding the numbers, responsibilities and risks is the first step.
Ways To Invest
Long-term rentals: purchase a property to rent to tenants.
Short-term rentals: profitability depends on occupancy, seasonal demand and management costs.
Owner-occupied investing: live in a property while renting out another unit.
Know Your Numbers
Before purchasing, estimate rental income and account for mortgage principal and interest, property taxes and insurance, repairs/maintenance, vacancy and turnover as well as property management fees.
Cash Flow Vs Profit
Rental income is not the same as take-home income. Unexpected repairs, vacancies, financing costs and taxes affect your actual return. Long term equity is also a factor.
Understand The Responsibilities
Landlords must understand applicable rental laws, insurance and tenant obligations, and property maintenance requirements.
